REASONS WHY YOUR BUILDING PLANS MIGHT NOT BE APPROVED.

(New Residential Buildings)

The reasons why your building plans might not be approved are outlined below.

(1) You did not complete the application form (Form A of Schedule II) correctly before swearing to it before a commissioner for Oaths.

(2) You did not submit some of the documents outlined below

(a) The completed application form and a photocopy of same; (With current tax clearance certificate)

(b) 5 sets of architectural drawings signed by an Architect or Urban Designer, Engineer or a Draughtsman registered to practice in Nigeria as shown in Table I of Schedule I;

(c) Survey site plan, signed by a licensed surveyor registered to practice in Nigeria of a point on National Origin and UTM Zone 31” showing the access road to the site, pasted to the back of the 5 set of the architectural drawing (one of the survey site plan pasted on the said drawing) being a sun-print;

(d) Photocopy of the receipt of tenement rate in respects of the land on which
improvement, renovation or extension is to be made or in respect of other developed properties or where the land is undeveloped, an affidavit sworn to by ,the developer, stating that the applicant has no other developed property as at the time of the application;
